Most of a sales agent's week doesn't happen at a desk. Anything you do in the app is in the CRM straight away, so the notes you dictate after an appraisal or the buyer you check in at an open home are already there when you get back to the office.

Mantis Sales launches alongside Mantis PM, a separate app for property managers. Together they replace the original MantisProperty app, which has now been retired.

Why a dedicated app for sales?

The old approach was one app for everyone. The problem is that a sales agent and a property manager have very different days. A sales agent wants appraisals, enquiries and buyers front and centre. A property manager wants condition reports, tenancies and maintenance. Putting both into one app means everyone scrolls past tools they never use to reach the ones they need.

A day with Mantis Sales

To see how it fits together, picture a fairly typical Saturday.

You leave home for a morning appraisal. On the way, your phone shows a push notification: a buyer has enquired on one of your listings. You glance at it at the next set of lights and know exactly who it is and which property they're interested in.

At the appraisal you walk through the home with the owners. Back in the car, you tap the microphone and dictate your notes - their timeline, the renovation they're planning, the price they have in mind - while every detail is still fresh. Then you run a buyer search for a property just like theirs and see the buyers in your database who are already looking for it. You can tell the owners that afternoon how many qualified buyers you have waiting.

Before lunch you move the appraisal forward a stage, preview the digital proposal and send it with a prefilled email, edited on the spot to mention the owners' kitchen renovation. At your open home in the afternoon you check visitors straight into your contacts - even though the property sits in a pocket with no mobile signal. The check-ins upload by themselves once you're back in range.

Appraisals are where listings are won, and speed matters. In Mantis Sales you see every appraisal organised by stage, from a brand new lead through to a property that's on the market. Moving an appraisal forward through your pipeline takes a single tap.

You can book the appraisal appointment from the app and, once you walk out of the property, dictate your notes while the details are still fresh. The owner's motivations, the condition of the kitchen, the timeframe they mentioned at the front door - captured in seconds, instead of scribbled on a notepad and typed up hours later (or never).

When an owner requests an appraisal, you get a push notification straight away, so you can be the first agent to respond.

Digital proposals, previewed and sent from your phone

Once you've met the owner, the next step is getting a proposal in front of them before another agent does. Mantis Sales shows every digital proposal attached to an appraisal and whether the owner has opened it yet - useful context before you pick up the phone to follow up.

You can preview exactly what the owner will see, then send the proposal with a prefilled email that you can edit before it goes. No waiting until you're back at your laptop. And when the owner accepts your proposal, you'll know immediately via a push notification.

Listing enquiries in your own pipeline

Every portal and website enquiry lands in the app, organised in your own pipeline stages. When a buyer calls you directly, you can log a new enquiry the moment you take the call, rather than trying to remember it later.

Hot buyers can be moved forward in a tap, and you can call, text or email them straight from the app. New enquiries on your listings trigger a push notification, so a buyer who enquires on a Saturday afternoon doesn't wait until Monday to hear back.

Buyer search that matches your buyers' alerts

This is one of the most useful features for agents who are out listing. Describe a property and Mantis Sales instantly finds the buyers in your database who are already looking for something like it, matched against the alerts they've set.

That means you can walk out of an appraisal and, before you've even started the car, know which qualified buyers you already have for that property. It's a powerful thing to be able to tell an owner. From the results, tap straight through to call or email each buyer.

Every listing type, including businesses for sale

Mantis Sales handles residential, land, commercial, business, rural and projects listings. Business brokers get the same first-class experience as residential agents, with businesses for sale sitting alongside properties rather than being bolted on as an afterthought.

You can update a listing's status on the go and, at open homes, check visitors straight into your contacts. Open home check-ins work with no mobile signal - they save to your phone and upload by themselves once you're back in range.

Your whole database in your pocket

Contacts, properties and businesses are all there, complete with notes, enquiries, workflows and pipelines. Your task list comes with you too, and you'll get reminders when a task is due or an open home is about to start.

Built for life out of the office

Beyond the sales-specific tools, Mantis Sales includes a set of features designed for the realities of working on the road:

• Caller ID from your CRM. Know which of your contacts is calling before you answer, even if their number isn't saved in your phone. You switch it on once in your phone's settings, and the app shows you where.

New enquiries, appraisal requests, accepted proposals, new offers, accepted offers, counter offers, task reminders and open home reminders arrive on your lock screen as they happen. And you'll never be pinged about a leaking tap - maintenance alerts stay in Mantis PM, where they belong.
• Dictate instead of typing. Tap the microphone and speak your notes and searches. Much quicker than thumbs on glass.
• Face ID and fingerprint unlock. Open the app in a glance, with your account kept locked away if your phone is ever left on a bench.
• Call, text or email in a tap. Straight from a contact record or a buyer search result, with no copying numbers or hunting through your phone.

Secure, and ready in minutes

Mantis Sales uses your usual MantisProperty login and the same permissions as the CRM, so each person sees only what their CRM user settings allow, on the phone and on the desktop alike. All traffic is encrypted, and there are no separate accounts to create or manage.

There's nothing to set up either. Download the app, sign in, and your contacts, listings and appraisals are already there.

What does it cost?

Mantis Sales is free to download and included with the MantisProperty Elite plan for users with CRM access. There are no in-app purchases and no per-user app fees.

Using the old MantisProperty app?

The original MantisProperty app has been retired. If you work in sales, delete the old app, download Mantis Sales and sign in with your existing login. All of your data already lives in your CRM, so there's nothing to move or migrate. If you also manage rentals, download Mantis PM as well.
